In most cases, it would but to ensure that you, as my client, receive every dollar your home is worth I customize the Marketing Plan for your home...to you and your home. The plan reflects your needs and wants, the timing constraints you are under and any and all special circumstances that you make me privy to. It doesn't matter what type of property you own...a detached or semi-detached home, a townhouse, a condominium, an estate, a hobby farm, a vacant lot or commercial property...every property needs to be marketed as an individual entity.
I'll put in writing what I'm going to do for you and create a timeline so you know exactly what to expect. I don't believe in surprises.
My goal is to obtain for you, my client, the most money, in the shortest time frame,with as little interruption to your day to day life as possible. I offer guidance in the presentation of your home for sale. I can assist you with ideas on things that may need to be done around your home that can add dollars to the sale...changes that may require a modest investment but will create a larger return. I can also tell you what changes really don't need to be made...as the return would not justify the investment.
Marketing Options
Outlined below is a listing of the options that are considered when building your Marketing Plan. As every home is unique...every home should be marketed as a unique entity.
There are Tools of the Trade that are very effective and will be used to market your home in Georgetown, Acton, Erin, Halton Hills, Norval, Ballinafad, Hillsburg, Rockwood, Guelph or anywhere. They consist of:
CMA...Comparative Market Analysis...I will always prepare an analysis of your home in your marketplace to ensure that you have all the facts about what is available and what has sold so a realistic listing price can be established.
MLS®...your home will have exposure to a myriad of REALTORS® and individuals through the Multiple Listing Service. You want the most exposure possible for your home and the MLS® ensures maximum exposure. The MLS® database outlines all the major aspects of the home in a very defined format. It is easy to follow and search and as such the features of your home become formatted and easy to assess.
Website...your property will be featured on my website www.RealEstateForYou.ca and will be linked to my Brokerage site as well. My sites have many links that drive in interested viewers.
Brokerage Offices Exposure...there are 2 Johnson offices in Georgetown, 1 in Acton and 1 in Erin. Your property will be featured in the windows at all offices, as well as, on the wall (in the mall). As a result you get 4 times the exposure of other local offices.
Lawn Sign...our bright Brokerage signs are very effective and do bring attention to your property.
Directional Signs...Depending on the location and the area's by-laws, directional arrows can be placed on poles at major points of entry into the area.
Local Ads...your property will be advertised in both the Tuesday and Thursday local papers for as long as it is listed. I also commit to advertising your property and also Open Houses as required and agreed upon.
. Feature Sheets...I customize the feature sheets on your home to ensure that ALL the key aspects of your home are highlighted.
Open Houses...There are 3 types of Open Houses that can be held and they are held as outlined:
Brokerage Open House...The Johnson Team will preview your home the first Monday after the home is listed.
MLS® Open House...all local REALTORS® are welcomed to preview your home the first Tuesday after it is listed.
Public Open House...I usually like to have an Open House for the public within the first week of it being listed. Obviously it will depend totally on your schedule.
Brokerage Fax Information...information on your home can be circulated to other Brokerages in the Trading area by fax.
Lock Box...to make access to your home convenient for all, a Lock Box system is set up. The only way entry can be obtained is by way of a REALTOR® calling to book an appointment and our office calling the lock box entry code back to the showing REALTORS® brokerage, after confirming the appointment with you, the lock box entry code. It is never given out in any other manner.

Client / Buyer Database...I have a very extensive database of clients looking for properties. Extensive Photographs...I make a complete portfolio of photos of your home for inclusion on the MLS, on web sites, on feature sheets and in newspaper ads.
CD your photographs...if you would like to have a memento of your home, I will transfer all the photographs I take onto a CD for you for future referral and walks down memory lane...it's nice to look back.
E-mail Your Listing...I will e-mail your listing to REALTORS® in our Trading Area to bring their attention to what is new.
24 / 7 Service...I'm there for you...available by pager whenever you need me. It's a simple call 905-877-5165...and I'll get back to you.
Guaranteed Communication and Feedback...I keep you in the loop. Everything I hear...you hear. I let you know about the showings that took place and the results of the showings. I follow-up with all REALTORS® who have shown your property within 24 hours.
Offer Presentations...I work with you through all offer presentations to ensure that you fully understand the terms that the buyer is looking for and that all conditions are reasonable and in your best interest. Once you have accepted an offer, I keep on top of any condition dates to ensure the offer goes through to completion.
Your Next Home...should you need my assistance in finding your new home...I'm there for you and will assist
you in any way I can. I will do the legwork and the research and show you any and all properties that may be what you have outlined as your Dream Home. But please know this...I NEVER show you a home that I haven't previewed. I don't want to waste your time...so I will make you aware of it but will explain the reasons as to why we aren't going to look at it...ultimately it's your call but I like to rule out what appear to be NO's to save you time.
Staging Consultation...I will arrange with a Stager to review your property and consult on what, in their estimation, should be done to prepare your home for sale.
