Outlined below is a listing of key questions that one should address when purchasing a new home...whether it is a detached home, a townhome, a semi or a condominium.  Take a moment and review the list so you are prepared when you are in the process of looking at new homes. Use this as a checklist during your search in Georgetown,  Acton, Erin, Halton Hills, Norval, Ballinafad, Hillsburg, Rockwood, Guelph or anywhere.

  • What are the prices of the homes that have sold in this area within the last year?
  • What is the neighbourhood like? 
  • Are there features or amenities in the area that could affect the property value in the future?
  • What are the property taxes on the home?
  • How far do we have to travel for work?
  • How far do the children have to go to get to school?
  • Are we close to shopping? What kind of shopping?
  • Are we close to recreational facilities?
  • What are the utility costs?
  • How old is the furnace?
  • How old is the air conditioning system?
  • How old is the roof?
  • How old are the windows?
  • Have there been any home repairs or upgrades completed in the last 1-2 years?
  • Is there a Home Inspection Report...either a pre-listing report completed by the current sellers or the one they had done when they bought the home? 
  • Is there an up-to-date survey?
  • Are there any easements or encroachments on the property?
  • Are there any drainage problems that occur in spring or after heavy rainfalls?
  • Is there any sign of moisture or mold in the house?
  • Is there any efflorescence in the basement?
  • Are there any structural cracks evident anywhere in the home?

These questions are not meant to take the place of a Home Inspection.  They simply are designed to get you thinking and looking at the home with objective eyes.
